Facilities Maintenance Technician
Harrod Properties is seeking a Maintenance Technician for our portfolio of Class A properties in Hillsborough, Pinellas, and Pasco County. The Maintenance Technician is responsible for performing or directing the performance for all service maintenance requests with an emphasis on routine building maintenance and electrical and plumbing repairs. The ideal candidate should be able to work autonomously while coordinating with staff in the property management office.
Essential Job Functions:
Perform routine building inspections and maintenance without supervision including but not limited to visual roof inspections, exterior property inspections, light replacement, ballast replacement, and basic plumbing/HVAC troubleshooting and repairs.
Monitor the quality of work performed by outside vendors for contract work on elevators, fire alarm/sprinkler systems, major plumbing/HVAC repairs, etc.
Learn, manage, and evaluate exterior building systems to include lighting and irrigation timers.
Assist in maintaining and operating life safety/fire systems.
Troubleshoot needed maintenance or repair on pumps, valves, controls, electrical, mechanical, and hydraulic devices.
Complete client maintenance service requests timely and ensure the work is performed with a minimum of disruption and is followed by adequate cleanup.
Perform emergency or preventative maintenance repairs after hours as directed on nights and weekends if needed; provide on-call support as required.
Education and Experience Requested:
HS Diploma with minimum 3-5 years field experience in commercial facilities and building maintenance.
Superior customer service skills and orientation. Collaborative style needed. Ability to always maintain professionalism under stressful situations.
Strong organizational skills and attention to detail. Ability to plan and manage work under time constraints, without direct supervision.
Sound troubleshooting skills and the capacity to fully resolve problems.
Ability to use hand tools, power tools and perform basic electric, plumbing and carpentry and maintenance tasks.
